This exterior renovation project was performed across multiple three-story, occupied buildings within the Morningside Ministries retirement community campus. The scope focused on replacing aged exterior systems while maintaining resident safety and minimizing disruption.

Work included the removal of existing stucco, metal lath, and building envelope, as well as concrete topping slabs at balcony areas. Metal balcony railings were carefully removed, stored, and reinstalled. Upgrades featured new concrete balcony toppings at seven locations and full stucco system replacement, including new metal lath, scratch coat, brown coat, and a textured finish.
