Construction Project Manager

Reports to: Senior Project Manager, Project Executive, Director of Operations, or Vice President of Operations
FLSA Status: Full-Time, Salaried-Exempt
Location: In person in DFW
Compensation: Salaried Exempt

Position Objective
Oversee and manage commercial construction projects from initiation to completion, ensuring they are delivered on time, within budget, and to quality standards. The Project Manager will handle project planning, budget management, stakeholder relationships, and all project administration duties.
CORE RESPONSIBILITIES
Project Planning & Management
- Lead project planning, scheduling, and implementation from pre-construction through completion
- Create, monitor, track, and update progress schedules with Superintendent
- Utilize LEAN methodologies to manage project timelines and deliverables
- Learn and utilize project management software (Procore) as primary project management tools
- Perform constructability reviews on project plans and specifications
- Coordinate project turnover with Estimating team
- Obtain necessary permits, track inspections, and certificates of occupancy
Financial Management
- Prepare and maintain detailed project budgets
- Generate estimates and proposals for change orders or contract changes
- Review and process all project-related purchase orders and invoices
- Prepare cost projections and documentation for monthly Accounting review meetings
- Create schedule of values for client billing approval
- Compile and submit timely monthly pay requests to Architect/Owner
- Approve all pay requests from subcontractors and suppliers
Client Relations
- Manage relationships with clients, architects, design teams, subcontractors, and vendors
- Coordinate, schedule, and facilitate all pre-construction meetings and project meetings
- Facilitate stakeholder meetings to provide updates and gather feedback
- Ensure effective communication among all project team members
- Handle the flow of information between the project team and others as required
Documentation Management
- Develop project requirements list: bonds, certificates of insurance, schedule of values, etc.
- Review and monitor all approvals of shop drawings and submittals
- Write, distribute, and track RFIs, ASIs, PRs, and other project logs
- Ensure quality and accuracy of construction documents
- Process and monitor all change orders, including creation and distribution of documents
- Compile and submit all required project close-out submittals and warranties
- Archive all job data upon project completion
Team Leadership
- Manage project resources, including team members and vendors
- Implement process improvements to enhance project efficiency
- Mentor and train Assistant Project Manager on their job duties
- Assist Superintendent as required
QUALIFICATIONS
Education & Experience
- Bachelor’s Degree in Construction Science, Construction Management, or related field
- 7-10+ years of relevant experience in commercial construction
- 5+ years experience in project management, budgeting, vendor management, and organizational skills
- Experience with LEAN project initiatives (Daily Huddles, Pull Plans Sessions, Weekly Work Plans, PPC)
Technical Skills
- Proficiency in project management software (Procore)
- High proficiency in interpreting Shop Drawings, Structural Steel Drawings, Blueprints and Specifications
- Strong space planning skills, specifically site logistics and staging
- Experience with Scopes of Work, Contracts, Schedule of Values, Project Schedules, Submittals, RFIs, Change Orders, and Punch Lists
Certifications (Preferred)
- OSHA 30 certification
- Confined Space, CPR/AED/First Aid, Defensive Driving certifications
